Community Maintenance

Please use this page as general guide - not a hard calendar - for routine maintenance conducted throughout the community.

Vendor schedules, weather, and equipment issues can and do delay scheduled activities. 

Lawn Mowing

April through October - Weekly 

November through March - Every other week 

Mowing is typically on Tuesdays but weather can and does result in change often. 

 

Hedge Trimming and Weeding

Weekly

Typically on Tuesdays, Wednesdays and Thursdays

Sable & Coconut Tree Trimming

Starts in July and continues for approximately 30 days until all cars have been moved to allow for crews to trim. We ask residents to please adhere to the notices regarding moving their cars for palm trimming. Hurricane and tropical storms and warnings can effect this start date and date of completion. 

Coconut Tree Trimming

January and July 

We ask residents to please adhere to the notices regarding moving their cars for palm trimming to help the process move faster.  Hurricane and tropical storms and warnings can effect start dates/completion . 

 

Royal Palm Tree Trimming

February (or as determined by seed pod growth)

Typically trimmed in February, however heavy rains can result in seed pods growing faster which result in the date of trimming being moved up.  We ask residents to please adhere to the notices regarding moving their cars for palm trimming.

 

Fertilizers and Chemical Treatments

Treatment for weeds, fire ants, grubs, scale and aphids are completed every month. Placards are placed in the ground to let the residents know to stay off until dry

Mulching

Irrigation Checks and Repairs

Wet checks are done monthly. Repairs are done during these wet checks and also when a broken head or pipe is discovered by a resident. The heads are normally broken by a person walking a dog and the leash gets caught in a head that is still in the up position or snaps off or during kids playing. Pipes also break due to roots from the trees. Mature trees have grown around some pipes and can squeeze them to a breaking point.

Sidewalk Pressure Washing

Winter (February/March) and Summer (July/August)

Sidewalks (not stairs) are pressure washed twice a year.

Roof Cleaning

Brown tile roofs are budgeted to be power washed in 2021.
